The traditional FHA loan only requires a 3.5% down payment.  The down payment can come in the form of a gift from a family member, a loan from your 401K or retirement plan, or funds from a savings or checking account.  We Offer FHA loans in 30 year, 25 year, 20 year, and 15 year loans.  All FHA loans are underwritten, processed, and closed in house.  The FHA purchase process can be stressful when dealing with an inexperienced company, loan officer, and realtor.

VA PURCHASE


VA Purchase loans require ZERO down payment and only a 580 credit score to qualify.  That's correct we finance VA loans to 100% of the homes appraised price.  We offer VA loans in 30 year, 25 year, 20 year, and 15 year loan terms.  All VA loans are underwritten, processed, and closed in house.  To qualify for a VA loan you have to be active military, retired military, or reserves.  Our underwriting team will need your DD-214 and your certificate of eligibility to start the process.  The VA also requires a termite inspection and a VA home appraisal to determine the sales price and true value of the subject property.

USDA 100% FINANCING

Perhaps you feel more at home surrounded by pastures than pavement. If so, buying a home might be well within reach, thanks to the U.S. Department of Agriculture mortgage program. In fact, the USDA might have one of the government’s least-known mortgage assistance programs.

A USDA home loan is a zero down payment mortgage for eligible rural and suburban homebuyers. USDA loans are issued through the USDA loan program, also known as the USDA Rural Development Guaranteed Housing Loan Program, by the United States Department of Agriculture.


Maryland Grant Programs

Maryland DSELP:  $5000 interest free loan for down payment & closing costs. This program is available in all areas of Maryland. 


Forgivable FHLB Grant:  $5000 forgivable (FHLB) grant which can help with down payment and/or closing costs.  This program is available in all areas of Maryland. 


Baltimore County SELP:  $10000 forgivable loan.  This program is available in Baltimore County. 


AA County Assistance:  Assistance of $20000 towards home purchase. Income limits apply and there are limited funds. This program is available in Anne Arundel County. 


Baltimore City CDBG: $5000 community development grant. This program is available in Baltimore City.
